Process

Every project at TWO M Construct runs the same way: the documentation is understood before it is priced, the price is built from real trade costs, and the same two people run the job from the first meeting to the day you get the keys.

01. First conversation

Tell us about your project and where the design is up to. We meet you on site or over the drawings, with your architect or designer if you have one. If you don't yet, we can point you toward practices we've built with and trust. If the design is still developing, this is the best time to bring us in, while there is still room to align the plans with the budget.

02. Documentation review

Before we price anything, we work through the architect's documentation in detail. We raise buildability questions early and flag anything that will affect cost or programme, so the issues are solved on paper instead of on site.

03. Detailed costing

We price the project with the trades who will actually build it. The result is a detailed, job-specific cost breakdown you and your architect can interrogate line by line. If the number does not fit the budget, we work through options with your architect to close the gap without compromising the design intent.

04. Contract and approvals

Once the scope and cost are agreed, we prepare the building contract with clear timelines and a schedule of progress payments. Home Building Compensation cover (home warranty insurance) is arranged through icare before work starts.

05. Construction

Max leads construction and Bronson manages the site, every day, on every project. You receive regular budget and programme reports through the build, and any decision that affects cost or time comes to you with the full picture, not after the fact.

06. Handover and support

Before handover we walk the finished home against the documentation, with your architect, and resolve anything that does not meet the standard. After you move in, we stay reachable. If something needs attention in the months that follow, you deal with the same two people who built the house.
